What To Do When You Find Your Dream Home

  • Once you find your dream home, give the agent a call.  He or she can answer any lingering questions and perhaps organise a final inspection for you to confirm that this is the home for you.  At this stage, you should be in a position to make an informed decision on whether to proceed with the purchase of the property.
  • If you do wish to make an offer, let the agent know.  He or she can arrange to meet with you to go through the necessary paperwork.  The agent will talk you through the contract including negotiating the price with you and will inform you of your rights and obligations.
  • Once your offer has been accepted by the seller, contracts are sent to your settlement agent / conveyancer.
  • Depending on the contract there may be additional conditions including Timber Pest inspections that need to be organised.  Your agent can help with this.
  • A final inspection of the property is done about a week prior to settlement.  This is a final ‘visit’ to the property where the current owners show you how things work, you verify that all appliances are in working order and that the property is in the same condition as when you last inspected it, and that all inclusions are as per the contract you signed.
